Rental Criteria

Thank you for your interest in our property. We look forward to assisting you with your housing needs. Before you proceed to the application, please take a few moments to review these items. When you apply you will be asked to verify you have read and understand these requirements.

  1. The application is to determine your qualification as a potential tenant for the specific property identified on the application, not as a general qualification for any of our available properties.  
  2. Each occupant over the age of 18 must submit an application. The screening will not begin until all applications are submitted.
  3. Once you apply, you will be emailed a screening link to SMARTMOVE®. You will be asked to create an account and verify the information. You will need to share this with WOWza Rentals. Once complete, we will be provided access to:
  • Your credit score and history.
  • Your monthly payments are owed on revolving/installment debt.
  • Your Criminal background.
  • Your eviction history.

IMPORTANT! All applications are considered in the order in which SMARTMOVE® screening is completed. If applicants have submitted applications but have not completed the SMARTMOVE® screening within 8 business hours of being sent the link, the next applicant will be considered. 
 

Rental Criteria
 

  • Credit score 600 or higher.  *A score >600 may still not be approved if other criteria are not met satisfactorily. Important to know. Your credit score may not be the same on our screening as it was with other credit searches. We use SMART MOVE/ TRANS UNION, which is weighted for housing. This means your Credit Karma may show you with a FICO score of 600, while ours may show as a 580. In this case, we could not approve your application.
  • No evictions, lawsuits, or credit collections were filed by Landlords or management agents in the last five years. This one is automatic disapproval. 
  • No more than one late rent payment in the last 12 months.
  • In the last six months, no collections were filed on any account besides medical or student loans.
  • Debt/income ratio less than 55%. Total all monthly payments on your credit report plus the rent amount divided by gross income. 
  • If approved, are you prepared to start a lease within two weeks? If not, call us at 912-882-5151.
  • Do you have a pet? How many? We limit pets to two for homes that allow pets. 


Please verify the home's pet policy before you apply. Also, do you have a dog on the Restricted breed list? Restricted dog breeds will not be considered due to liability reasons.
  
The most common are Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, and Siberian huskies.


If the initial screening looks good, be prepared to provide the following:

Proof of income. Examples of acceptable documents are 2 months' pay stubs, military LES, SSI statement, and proof of child support or alimony. 

Rental Verification. 

Once approved, you will have 24 hours (one business day) to sign an electronic lease and 48 hours (two business days) to pay a reservation fee equal to 1/2 of the security deposit. This fee allows us to remove the home for marketing and accept no other apps. The fee is non-refundable if you change your mind on the property.  Once the lease starts, it will be applied to the total monies owed.  Failure to sign a lease and/or pay a fee may default the application. There are no refunds for any incomplete portions of an application.
